In line with the upper range of other studies, they estimate 15 years for a central ac system, 18 years for a furnace, 10 years for tank type gas water heater and more than 20 years for a tankless water heater. Other studies like the NAHB/BOA Study of Life Expectancy of Home Components are more conservative in their estimates.
