In this article Consumer Reports publishes typical life expectancies for many home appliances. In line with the upper range of other studies, they estimate 15 years for a central ac system, 18 years for a furnace, 10 years for tank type gas water heater and more than 20 years for a tankless water heater. Other studies like the NAHB/BOA Study of Life Expectancy of Home Components are more conservative in their estimates. Of course, some well maintained equipment will last longer, and poorly maintained or cheap “builders grade” equipment can fail prematurely.
